Bill Pham
Bill has been involved in all aspects of real estate transactions for a wide variety of private and public clients, including, real estate developers, home builders, restaurateurs, and public agencies. Bill has extensive experience in three-dimensional air space subdivisions, land use entitlements, negotiation and documentation of acquisitions, dispositions, development, and financing of real property. A significant part of his practice is focused on assisting developer clients with creation, development, financing, and operation of three-dimensional airspace subdivisions, condominium developments, retail/residential mixed use projects, and master planned communities.
Bill has extensive expertise in drafting and negotiation of CC&Rs, reciprocal easement agreements, purchase and sale agreements, broker agreements, architect agreements, construction loan documents, and corporate formation documents.
He also advises developer and lender clients on complex risk management strategies with respect to new construction condominiums as well as mixed-mixed-use residential-commercial developments.
Bill was honored as an Outstanding Young Lawyer of the Year in 2005 by the Los Angeles County Bar Association Real Property Section.
Bill is a co-author of CEB's "Forming California Common Interest Developments" treatise.
Prior to establishing the Pham Law Group, Bill was a Partner in the Real Estate/Finance practice group at the international law firm of McKenna Long & Aldridge LLP, and at Brown Winfield Canzoneri Abram, Inc., and Liner LLP.
Bill also served as legal counsel for the Cities of Cerritos, La Canada-Flintridge, Monterey Park and San Dimas with primary emphasis on Subdivision Map Act, condominium developments, and affordable housing. Bill currently serves as special counsel to the Conejo Open Space Conservation Agency.

Gordon focuses on corporate and real property restructuring, management, joint venture, development, disposition, and financing.
Gordon is a co-author of CEB's California Real Property Sales Transactions and Editor of Los Angeles Lawyer Magazine.
He has served a member of the Executive Committee of the Real Property Law Section of the State Bar of California and a member of the Financial Institutions Committee of the Business Law Section of the State Bar of California.
Gordon received his B.A. from Queens College and his J.D. from Fordham University.
